This turreted Victorian mansion is an exquisite example of Queen Anne architecture, located within an easy stroll of Rockland, Maine’s bustling Main Street and harbor front. Featuring two front parlors, eight spacious guest rooms and an inviting wrap-around porch, LimeRock Inn offers guests the chance to experience elegance in a gracious historic setting complete with all the modern amenities guests seek today. Located in Rockland’s Historic District and within easy strolling distance to the renowned Farnsworth Museum, the inn is perfectly situated for those who enjoy exploring Rockland’s downtown and waterfront by foot or for leisurely driving tours of the Midcoast region.
Eight size able guest rooms are decorated blending period details with modern comfort. In 2007, LimeRock Inn attained certification as a Maine Lodging Environmental Leader in recognition of the owners’ green efforts promoting reduced water usage, energy conservation, recycling and refraining from the use of detergents and cleaning products potentially harmful to the environment. The inn has received many awards including Best B&B in Maine from DownEast Magazine and Editor’s Choice by Yankee Magazine.
The LimeRock Inn is a smoke-free inn. One guest room with private entrance is ideal for those traveling with pets. The inn is smoke-free and a full sprinkler system is installed throughout the whole inn in keeping with local safety rules and regulations. Rates range from $129 to $249 per night depending on time of year and room chosen.
GUEST ROOMS, AMENITIES AND RATES
All eight guest rooms are named after regional islands or architectural elements. All offer luxury baths, some with whirlpool baths or claw foot soaking tubs. The room décor is eclectic, varying from luxurious and ornate Victorian to cottage-style charm. There are five queen and three king-sized beds. The Fox Island room offers a European king bed that can be set as twins. Trundled daybeds and a sleeper sofa allow for even more flexibility in sleeping arrangements for travel parties larger than two. The Inn’s premier guest room, Grand Manan, offers up a wood burning fireplace and two-person whirlpool tub.
Egyptian cotton linens and towels are used exclusively throughout the inn. Guests will find chocolates and bottled water in their room daily. Privately labeled shampoos, soaps and bath crystals are found in each bath. A toiletry pantry for those “forgotten” items is also available for guests who may need a toothbrush or razor. Guests and business travelers are offered a secure wireless network for Internet access. The guest pantry is not only equipped with a desktop computer, laser printer, fax machine and scanner but also with beverages and snacks available 24/7. In 2010, air-conditioning, flat panel televisions and iPod docking clock radios were added to the list of offerings.
In the quiet season, (December through mid-May) room rates range from $129 for standard to $169 for the premier rooms per night (double occupancy). Mid-season rates apply Memorial Day weekend through June, and again from mid-October through November. July through mid-October room rates range from $169 to $249. Maine state lodging tax is added to these rates. Online booking is available from the inn’s website.
One of the most welcoming and inviting spots is the LimeRock Inn’s expansive wrap-around porch. In fact, it was this porch that inspired Yankee Magazine to choose the LimeRock Inn for an Editor’s Choice Award for “Best Wrap Around Porch”. Whether conversing in small groups, as an outdoor retreat, or as the perfect place for morning coffee or afternoon drinks, cushioned wicker chairs and sofas make it easy and enjoyable to gather on the porch during the warmer months. For those who really want to escape, an English country garden frames a charming gazebo located in the spacious backyard. It’s a nice place to propose too! And this expansive backyard and gazebo offers the ideal place for small weddings too.
Upon entering the inn, the foyer, stairway and landing are stunning with original woodwork and wainscoting. Guests will find sitting rooms on either side of the foyer. A comfortable living room featuring a fireplace, library, game table and sitting area complete with TV/DVD is to the right. Plenty of books, magazines, local activity and restaurant guides are available for guests to enjoy or plan a day on Maine’s Midcoast. A colorful period stained glass window completes the setting. Located to the left of the foyer, the smaller formal parlor is in keeping with the Victorian-style of the home and offers the ideal place for a glass of sherry or enjoying a good book.
The spacious dining room features small tables to ensure an intimate breakfast experience. Just past the dining room, framed images by PJ, the LimeRock Inn’s innkeeper and talented photographer, highlighting Maine’s natural beauty are creatively arranged for your enjoyment and purchase in the rear gallery of the home.
Also at the rear of the inn, guests will also find the guest pantry featuring a variety of complimentary snacks, chilled water and soft drinks plus everything you need for make-it-yourself for hot beverages. Adjoining the guest pantry is a guest computer with a printer and scanner available for printing out boarding passes, work materials, or perhaps poetic missives for your love.
The complimentary breakfast at the inn is a culinary experience and always included with the room stay. Frank and PJ believe that two kinds of people exist in the world – “those who eat to live, and those who live to eat.” Being lifetime members of the latter group, they know the inn’s spacious and sunny dining room is just the right setting to accompany creative breakfast creations for those who love to eat.
Breakfast is served between 8:00am and 9:00am daily and combines Frank’s creative flair with familiar old favorites. Each breakfast features seasonal fruits, homemade breads, and regional fruit jams. Bottomless cups of coffee are always filled with freshly brewed signature LimeRock Inn coffee from the locally owned Rock City Roasters. Tea drinkers will enjoy a generous selection of black and herbal teas. The "entrée of the day" alternates between sweet and savory. Entrees might range from such “classics” as Eggs Benedict, Belgium waffles, and an infinite variety of buttermilk pancakes. Wild mushroom and onion frittatas and breakfast turnovers offer a taste of adventure. All dietary restrictions and preferences are respected, although advance notice is requested.
The LimeRock Inn was built in 1892 for U.S. Congressman Littlefield. The large hall mirror is original to the home and believed to be a gift for his wife. Originally a six-bedroom, one bath house with servant’s quarters, the house principally remained a private residence until 1994 when it was turned into Rockland’s first bed and breakfast. We say “principally” because the home was purchased by Dr. Oram Lawry in 1950. For almost 50 years, Dr. Lawry operated his medical practice from the home. Even today, lifetime Rockland residents still refer to the LimeRock Inn as Dr. Lawry’s house.
In 1994, Kathy and Jerry Dougherty of North Conway, NH purchased the home and converted it to a B&B saving it from the demise of deterioration or conversion to apartments. In partnership with Thom and Denise Perkins of Jackson, NH, the home was updated with attention to period details creating outstanding results. The Inn retains much of the home’s original charm and feel. Guests continually comment on the building’s details that remain such as the combination gas and electric lighting fixtures located in the foyer and landing. Recent landscaping and exterior painting in a traditional Victorian motif complete the authenticity.
Innkeepers and co-owners Frank Isganitis and PJ Walter are recovering corporate refugees having traded long commutes and business meetings for a much more “hands-on” career. Both are originally from New Jersey. Frank was a commercial lender having worked for 18 years for both banks and commercial finance companies. Working for companies like GE Capital and CIT Group fostered his entrepreneurial spirit, and an affiliation with Choice Hotels which introduced him to the hospitality industry.
Helping people was at the forefront of PJ’s career starting as a Case Manager, then a Supervisor, for the “other” AAA, American Arbitration Association (AAA). This association provided alternate dispute resolution, and PJ spent the last decade in the personal injury group.
Both Frank and PJ changed jobs in early 2004 in hopes of finding better opportunities. Neither found their new position to be what they wanted and decided a bigger change was necessary. Within a few months, they were exploring alternatives. Having been a vacation choice for many years, Maine was the logical destination. In addition, PJ received his undergraduate degree from the University of Maine, and his parents retired there and recently moved to the mid-coast region.
After completing a substantial renovation of their 19th century farmhouse in Central New Jersey, Frank and PJ found they really enjoyed the work. They also enjoyed entertaining and the accolades they received for a job well done. Lifelong friends and Frank’s family (he is the youngest of seven children) provided a constant stream of evening and overnight houseguests. It was preparing for a large family gathering that Frank and PJ realized innkeeping was their future. It was an arduous search, but fate intervened and eventually led them to Rockland and The LimeRock Inn when they purchased the inn in 2005. It’s been downhill ever since, as both PJ and Frank realize they live their dream each day.
